Here are a few answers to some of the common questions we receive.
RESIDENT FREQUENTLY ASKED QUESTIONS
WHY WILL WE LOVE DENTON STUDENT APARTMENTS?
Our professional management & maintenance teams are dedicated to making your living experience unforgettable! Our teams are available for your student 24/7/365 and are just a phone call away. Our company trains our team on how to effectively and properly respond to any situation that may arise. Our local property managers are supported by leasing, business, and maintenance personnel along with our professionally trained student staff. Many of our offices and staff are on-site and we have expert maintenance ready to assist your student with anything we can! We also have dedicated Resident Service Coordinators who set up fun social activities so your student can meet other like minded students.
WHAT DO I NEED TO KNOW ABOUT INDIVIDUAL LEASING?
With Individual Leasing, you are only responsible for your contracted payments. Unlike a traditional or joint lease, if a roommate moves out or fails to pay rent, it does not impact your contract or the payments you make. An individual lease makes it easy to manage your own accounts and responsibilities.
WHAT IS A LEASE TERM?
Our contract is a term lease, which means that the contract is signed for a total lease fee, not a monthly generated number. Monthly payments are installments of the total lease fee, each payment will be one-twelfth of the total lease fee. This means that we do not prorate the monthly payment amount based on the number of days in the month, each payment is a fraction of the total lease fee.
When is my rent due? Rent is always due the 1st of the month. You can pay up front (due August 1st), in semester installments (due August 1st and January 1st), or in twelve installments (due August 1st and on the first of the month for the next 11 consecutive months).
HOW CAN I KEEP UP WITH MY STUDENTS ACCOUNT?
All of our leaseholders will be given access to our online Resident Portal which will help in managing things. You can pay rent online with a credit/debit card or with an ACH account to set up one-time or recurring and automatic monthly payments. You can also submit work orders and check on the status. There is also a Community Board for communicating and connecting with other residents with similar interests or contacting the Leasing Office.
WHAT IF I DO NOT HAVE ROOMMATES?
No worries. If you apply for a bedroom without roommates in mind, we will fill the remaining beds in the apartment for you! A lot of our residents are new to the area and haven't already made friends in the area. We offer a customized roommate matching service to match our residents with the best possible match. We evaluate study habits, area of study, age range and living habits along with an in-depth questionnaire every applicant fills out on their application as a part of this process. Co-ed arrangements will only occur by request or by designating a preference for co-ed living.
WHAT IF I ALREADY HAVE A GROUP OF FRIENDS I WANT TO ROOMMATE WITH?
You are certainly encouraged to apply and live with your friends. If you have desired roommates, provide their name on the application and we'll make sure the match is made! Each member of your group would still need to submit their own application and sign their own lease. Co-ed arrangements will only occur by request or by designating a preference for co-ed living. We will fill the remaining beds in the apartment for you!
CAN I BRING MY PET WITH ME?
Yes! As one of the few pet-friendly communities, we proudly allow (and love) our furry friends and want you to bring them with you! Each apartment is allowed to have a maximum of 2 furries with a max weight of 40 lbs. Breed restrictions do apply and the list can be obtained from the leasing office. There is a $150 non-refundable pet registration fee and a $200 refundable deposit required prior to your furry moving in. Now your pet pal can relax by your side and enjoy all the comforts of home to include their very own bark park.
IS RENTERS INSURANCE REQUIRED?
We currently do not require renters insurance but we HIGHLY encourage you to secure a policy as we are not liable for your belongings or property. Renters insurance policies are generally reasonably priced and typically run from $8-$13 per month and would cover replacement costs for your personal property & belongings. Please check local agencies, your homeowner’s policy or contact the office for a preferred vendor.
DO I HAVE TO LEAVE DURING SCHOOL BREAKS?
Unlike the dorms, our student housing does not require residents to vacate their apartments during school breaks.
DO I NEED A PARKING PERMIT?
Yes - parking is by permit only. Please stop by the office for more information and/or to snag your tag!
WHAT DO I NEED TO BRING TO MY NEW APARTMENT?
You will need to bring bedding, linens, shower curtains, towels, cleaning supplies and personal items. We suggest communicating with your roommates (once assigned) to decide who will bring common area items such as TV's, decorations, kitchenware, and living room furniture (if furniture rental is not added).
ARE THE APARTMENTS FURNISHED?
Some of our dazzling communities offer furniture in the rental rate and others offer rental packages if you do not want to bring your own. Please see the FAQ's under the community website for more information regarding furniture.
